Delaray Structure
Delaray is a unique residential community where members will, through their membership of the Owners Corporation, have access to Club Delaray. The owners corporation within Delaray has been active since the first lots settled, with your fees currently being paid by Villawood.
Club Delaray will be operated by ‘Club Delaray Limited’; its operation will be overseen by Board of Directors from Villawood and administered by Quantum United Management.
Towards the completion of the development, Villawood will transition the decision making and subsequent ownership of Club Delaray to the Owners Corporation. The lease agreements between Club Delaray and the owners corporation to allow access to residents to the Club has already been structured and executed.
As common property will be included within the original plan of subdivision, all lot owners become members of the Owners Corporation upon settlement of their land. As a member of the Owners Corporation, you have a legal obligation to fund the Owners Corporation through the contribution of fees. The fees will fund the running of Club Delaray, your private Residents club.
The fees will also contribute towards the management of the Owners Corporation to administer the Design Guidelines and Owners Corporation Rules.
As a financial member of the Owners Corporation you are able to take up membership with Club Delaray Limited once you have completed the necessary induction process. This will allow you access to the state-of-the-art facilities.
It is expected that there will be approximately 963 lots within Delaray to fund the operation of your Owners Corporation and Club Delaray.
The requirement to pay fees was outlined within the Owners Corporation Certificate in the Section 32 of your contract of sale, and by the sales team.
